Step 1 of 6

What best describes your home?

Different buildings need different crews, so this is the first thing a roofer asks.

Free either way, and never more than three contractors.

Full replacement, typical home$11,500 to $30,000Estimated installed range in Bellflower for a single-family roof.
Per square, architectural asphalt shingle$650 – $975One square is 100 square feet of roof surface.
Emergency tarp-over$400 – $1,200Stops the water tonight. It is not a repair.

These are estimated ranges, not quotes. Compiled from public installed-cost data for California and adjusted for how Bellflower is built. No contractor is bound by them, and nobody can price a roof they have not stood on.

What a roof looks like as a monthly payment

Straight amortisation on the amount and rate you type in. Nobody is offering you these terms, us least of all — this is the arithmetic so you can check whatever a lender or a contractor does offer.

Prefilled with the middle of the typical Bellflower replacement range. Change it to whatever you have been quoted.

Roofing paper commonly lands somewhere between about 7% and 18% depending on credit and on the programme. Put in the number you have actually been given.

The assumptions, in full

  • A fixed rate, equal payments, and interest compounded monthly. Nothing is deferred and nothing balloons at the end.
  • No down payment, no dealer or origination fee, no prepayment penalty, and no insurance product added on. Real roofing finance often carries a dealer fee, and it is usually already inside the price you were quoted.
  • Promotional "same as cash" and zero-interest offers work differently: the interest is typically owed retroactively if the balance is not clear by the deadline. This table does not model that.
  • The prefilled amount is the middle of the typical replacement range for Bellflower from public cost data. It is not a quote for your roof.

CoveringPer squareTypical whole roofExpected life
Architectural asphalt shingleThe default choice on most American homes, and usually the right one.$650 – $975$11,500 – $26,50025 to 30 years
3-tab asphalt shingleThe cheapest thing that still counts as a roof. Fewer and fewer crews will install it.$525 – $725$9,500 – $19,50015 to 20 years
Impact-rated asphalt shingleClass 4 rated. Often earns an insurance discount where hail is a factor.$850 – $1,300$15,500 – $35,00025 to 35 years
Concrete tileThe tile lasts far longer than the underlayment beneath it, which is the catch.$1,300 – $2,000$23,500 – $54,00040 to 60 years
Clay barrel tileOften salvaged and re-laid over new underlayment rather than replaced.$1,600 – $3,400$29,000 – $92,00050 to 80 years

What moves the number

  • Pitch — anything over about 7:12 needs staging and slows a crew down
  • Where you land in the season; crews discount when the phone is quiet
  • How much decking turns out to be soft once the covering is stripped
  • Access — a truck that cannot get near the house adds hours to every load
  • Ventilation work, if the old roof was cooking itself from underneath

Common repairs

Emergency tarp-over$400 – $1,200
Small leak, flashing or a few shingles$475 – $1,300
Valley, chimney or skylight reflash$950 – $3,000
Section replacement, one slope$1,500 – $5,200

A word on the method. National installed ranges, adjusted for California labour and material costs and for how Bellflower is actually built. They are a sanity check on the quotes you receive, nothing more. No contractor is bound by them.

Extras that turn up on quotes

ItemTypical rangeNotes
Roof inspectionFree – $471Frequently free when it is tied to an estimate. Paid inspections buy you a written report you can hold somebody to.
Tear-off, per layer per square$148 – $289Two old layers costs roughly twice what one does to remove and tip.
Seamless aluminium gutter, per foot$12 – $27Most homes run 160 to 220 feet.
Ridge and intake ventilation upgrade$600 – $2,535The cheapest thing you can do to make the next roof last its full life.
Tile lift-and-relay, per square$712 – $1,262Existing tile comes off, new underlayment goes down, the same tile goes back.
Skylight replacement, each$1,262 – $3,594Cheaper done during a re-roof than on its own afterwards.

Cost questions

Are you a roofing company?

No, and it matters that we say so. We are a referral service, not a contractor. The roofing work, the licence, the insurance and the warranty all sit with the independent company you choose.

What warranty should I expect?

Ask for both in writing: the material warranty from the manufacturer and the workmanship warranty from the contractor. The second one is the one that matters in year three, and it is only as good as the company behind it.

Why does ventilation keep coming up?

Because a badly ventilated attic cooks the roof from underneath and takes years off it. Intake at the eaves and exhaust at the ridge, in balance. It is cheap during a re-roof and awkward afterwards.

Is moss on the roof a problem?

It matters more than it looks. The damage is not the moss, it is the permanent damp underneath it. Kill it and brush it off gently; never pressure wash asphalt.

Are the contractors licensed and insured?

We require a licence number and current insurance from every contractor in the network. Verify it yourself anyway. Your state licensing board has a free lookup, and it takes two minutes.
